Building Maintenance Technician II

This position operates under the direct supervision of the Facilities Maintenance Manager within the Building Maintenance Department and may also receive direction from the Maintenance Technician III as needed. The position is responsible for performing a variety of construction and maintenance tasks and providing general support in the upkeep and repair of City of Gulfport facilities. This position is classified as an Essential personnel classification for Emergency Response. This means that during an emergency response this position is required to report directly after an emergency. Essential status is defined as employees whose duties are vital to maintain basic municipal functions during an emergency.

Essential job duties and functions, pursuant to the Americans with Disabilities Act, may include the following:

  • Executes inspections of City buildings and facilities.
  • Performs maintenance and repair work on City properties.
  • Conducts preventive maintenance inspections of buildings and related systems.
  • Performs electrical repairs, including wiring and fixture maintenance.
  • Repairs and maintains plumbing systems and fixtures.
  • Completes general construction and structural repair projects.
  • Performs skilled maintenance tasks, including plumbing, lighting, HVAC, painting, and carpentry work.
  • Operates and maintains a variety of tools and equipment related to building maintenance.
  • Responds to after-hours service calls, including participation in on-call weekend rotations.
  • All other duties as assigned by your direct supervisor, manager, director or mayor.

Must possess the required knowledge, skills, abilities and experience and be able to explain and demonstrate, with or without reasonable accommodations, that the essential functions of the job can be performed.

  • Possesses considerable knowledge of standard maintenance methods, materials, tools, and equipment.
  • Demonstrates considerable knowledge in reading and interpreting blueprints and technical drawings.
  • Exhibits strong ability to calculate and interpret measurements accurately.
  • Possesses knowledge of basic building and mechanical preventive maintenance practices.
  • Demonstrates understanding of workplace hazards and safety precaution methods.
  • Exhibits the ability to identify safety and work hazards associated with assigned tasks.
  • Demonstrates the ability to follow oral and written instructions effectively.
  • Possesses the ability to prepare routine work reports, including daily logs and activity summaries.
  • Demonstrates strong problem-solving skills and the ability to apply basic troubleshooting techniques in the field independently.
  • Exhibits willingness and capability to actively participate in building construction and maintenance activities.
  • Possesses proven skills in electrical, plumbing, painting, and carpentry work.
  • Demonstrates proficiency in safely operating construction equipment, including trailer operations and hauling.

High school diploma or equivalent required. Three to four years of experience in one or more building trades preferred.

A valid Mississippi Driver's License.

Requires the ability to communicate effectively to convey or exchange information and to use hand signals when necessary. Must be able to coordinate hand and eye movements accurately to manipulate small items and possess the manual dexterity needed to operate tools and equipment. Work is performed in both indoor and outdoor environments and may involve exposure to varying weather conditions.
