We entitle, develop, build, and sell, and we also acquire finished and developed lots from other developers. Our platform spans for-sale single-family and townhome subdivisions, build-to-rent communities, scattered-lot residential strategies, and multifamily.Alongside the assets we own, Red Cedar Homes provides asset management services to outside ownership groups who want an experienced local operator representing their interests in the Carolinas. We are hiring an Asset Manager whose primary assignment is one of those engagements: a client-owned property in North Carolina.

Position Summary

This role exists to serve a client. The Asset Manager will act as the owner's representative for a property in North Carolina that is owned by a Red Cedar Homes client, not by Red Cedar Homes. Every decision, report, and recommendation is made on behalf of that owner and in the owner's best interest.The assignment has two halves that work together. The first is managing the asset itself: owning the business plan, the operating budget, performance against plan, capital projects, lender and compliance obligations, and the reporting that goes back to the client. The second is managing the third-party property management company: setting expectations, holding them accountable to the budget and the business plan, reviewing their reporting, and escalating quickly when execution slips.

This is a true asset management role. It is not an accounting role. Day-to-day accounting and bookkeeping sit with the accounting function. The Asset Manager is focused on performance, oversight, strategy, reporting, and value creation.We are looking for someone with real multifamily asset management experience who can step in and take over this engagement without a long ramp. As the relationship and our own portfolio grow, there is room to take on additional client assignments and to be trained on the development and for-sale sides of the business.

Key Responsibilities
  • Serve as the day-to-day owner's representative for the client-owned North Carolina asset and as the client's single point of contact at Red Cedar Homes.
  • Own performance against the business plan and underwriting for the asset, including occupancy, rent growth, revenue, NOI, expense control, and debt service coverage.
  • Lead the annual operating budget process for the asset and present it to the client owner for approval.
  • Review monthly operating statements, variance reports, rent rolls, and delinquency reporting, with written commentary on drivers and corrective action.
  • Manage capital expenditure planning and execution, including scope, bidding, budget, schedule, and completion.
  • Track insurance, property tax, and other controllable and non-controllable expense exposure, and pursue appeals or repricing where warranted.
  • Conduct regular site visits and maintain firsthand knowledge of physical condition, market position, and competitive set.
  • Prepare hold, refinance, and disposition analyses for the client owner's consideration and present clear recommendations.
  • Operate within the scope of the management or advisory agreement, and flag anything that requires client authorization before acting.
  • Manage the relationship with the third-party property management company as the owner's representative, including the cadence of calls, reporting, and escalation.
  • Hold property management accountable for leasing velocity, pricing execution, renewal performance, marketing, resident experience, collections, vendor management, and on-site staffing.
  • Set measurable expectations and review performance against them on a defined schedule, with issues documented in writing.
  • Review and approve property-level reporting, invoices, and expenditures within delegated authority, and route anything above that threshold to the client owner.
  • Audit the management company's work in the field, not just on paper, including make-ready quality, unit turns, curb appeal, and preventive maintenance.
  • Evaluate management company performance at least annually and make a recommendation on retention, restructuring, or replacement.
  • Ensure compliance with the property management agreement, fair housing requirements, and applicable North Carolina landlord-tenant law.
  • Prepare and deliver monthly and quarterly reporting to the client owner covering asset performance, variance to budget, leasing and occupancy trends, capital project status, key risks, and forward outlook.
  • Produce clean, institutional-quality reporting packages that a sophisticated owner can read quickly and act on.
  • Be the reliable, responsive point of contact for client questions, and bring a recommended course of action with every problem raised.
  • Manage lender reporting and compliance for the asset, including covenant tracking, required deliverables, and lender communication.
  • Continuously improve the format, clarity, and usefulness of the client reporting package.
  • Work with Red Cedar Homes leadership on the client relationship, engagement scope, and any expansion of the assignment.
  • Coordinate with the accounting function to reconcile asset performance against the books and pull the financial data needed for client reporting, keeping a clear line between accounting and asset management.
  • Coordinate with construction and vendor resources on capital projects and scopes of work at the asset.
  • Interface with legal counsel, lenders, insurance brokers, and consultants as needed to execute the business plan.
  • Help document the process, templates, and reporting standards so this engagement becomes a repeatable service line for future third-party clients.
  • Take on additional third-party asset management engagements as the service line expands.
  • Extend the same discipline to Red Cedar Homes' owned portfolio, including subdivision developments, build-to-rent communities, and scattered-lot strategies.
  • Support underwriting and financial review on new acquisition and development opportunities.
Qualifications Required

Direct multifamily asset management experience. This is non-negotiable. You should have managed multifamily assets at the asset management level, not just property management, for at least three years, and be ready to take over an engagement with a short ramp. Demonstrated experience managing a third-party property management company as the owner's representative. Bachelor's degree in finance, accounting, real estate, economics, or a related field. Proficiency building and auditing real estate financial models in Excel, including operating proformas, budgets, debt sizing, and hold/sell analyses. Experience producing institutional-quality ownership, investor, or lender reporting. Strong written and verbal communication skills, with the ability to translate financial detail into clear narrative for an owner who is not in the weeds day to day. Sound judgment about the line between recommending and deciding, and the discipline to stay inside the scope of a client engagement. Valid driver's license and willingness to travel regularly to North Carolina.

Preferred

Experience in a fee-based asset management, owner's representative, or fund advisory capacity serving outside capital. Exposure to value-add and lease-up multifamily in addition to stabilized assets. Familiarity with agency debt (Fannie Mae / Freddie Mac), HUD financing, construction lending, and preferred equity structures. Experience with AppFolio, Yardi, RealPage, or comparable property management systems. Knowledge of the North Carolina and Upstate South Carolina markets, particularly the Charlotte and Greenville-Spartanburg metros. Advanced degree (MBA, MSRE, or equivalent) or relevant designations (CFA, CCIM, CPM).

What We Will Train You On

We do not expect candidates to arrive with deep development or for-sale homebuilding experience. If you have strong multifamily asset management skills and you want to broaden your range, we will train you on the development side, the subdivision and build-to-rent side, and the for-sale residential side over time. Curiosity and willingness to learn matter here.

Compensation & Location

Base Salary: $75,000 to $90,000 annually, depending on experience.

Bonus: Performance-based bonus structure
